Finishes

Here are the finishes we put into all of our quality built homes.

  • 8’ High basement poured concrete walls strapped with 2”x 4” ’s and insulated to code.

  • Steel beams and posts where applicable.

  • 2”x6” exterior walls on 16" centers.

  • Silent Floor Joists to code, with ¾” tongue and groove OSB board glued and power nailed.

  • All above grade exterior windows to be high efficiency, Low-E Argon. Casement type except for vinyl sliders in basement.

  • All exterior doors to be insulated steel clad.

  • Exterior walls -R-22 insulation. Ceilings –R50, and basement R-20 15” above basement floor grade.

  • Aluminum fascia, soffit, eaves trough, and downspouts.

  • 25 Year shingles with an engineered truss roof.

  • 7/16" OSB wafer board roof sheathing.

  • Brick front with Vinyl siding on remainder of exterior walls.

  • Patio slab walkway from garage/driveway to front entrance.

  • 7 meter wide gravel driveway

  • Lot to be sodded from front of house to street with remainder of lot to be machine graded.

  • All exterior doors and windows and applicable areas to be weather caulked.

  • Garage doors to be baked enamel steel insulated sectional doors.

  • Two exterior water taps to be installed; one at the front and one at the rear.

  • Exterior weatherproof electrical outlet to be installed; one at the front and one at the rear.

  • All walls and ceilings to be ½” drywall and stippled ceilings throughout except kitchen and baths.

  • Furniture finish kitchen cupboards and bathroom vanities with counter tops and mirror over vanity sinks only. ($20,000 Dollar allowance for kitchen and vanities)

  • All interior doors to be 800 series and colonial trim throughout.

  • All interior walls and trim to be primed and to receive one coat of finish paint.

  • Exterior and interior door hardware to be brushed nickel ball type.

  • All above ground stairs are to be carpet grade and have oak spindles and handrails.

  • 200 amp electrical service with breaker panel and copper wiring throughout and heavy-duty receptacle outlet for stove and dryer. 3 Telephone and 2 Television outlet rough-in supplied.

  • Ductless fan-hood, electrical door chime, smoke and carbon monoxide detectors as per code.

  • Dryer vent to be installed to exterior.

  • All interior and exterior light fixtures to be supplied and installed.

  • Electrical plug and lights to be installed in garage including garage door operator as per Code.

  • Central vacuum piping to be roughed in to basement.

  • Kitchen sink to be doubled stainless steel and all water piping to be plastic.

  • All taps (excluding laundry and exterior) to be Moen Type.

  • Plastic laundry tub to be installed with automatic washer drain. Tub and shower units to be one piece.

  • Gas hot water tank installed. (Rental)

  • Hi-Efficiency gas furnace to be installed with HRV unit according to building code.

  • 3 Pc bathroom roughed-in in basement.

  • Entranceway, foyer, kitchen, and bathroom floors to be ceramic tile.

  • Carpet to be 40 oz with under pad through the remainder of house.

  • House to be professionally cleaned before occupancy.
